Terms and conditions for renting the apartment: the apartment submitted to the holder (here in after called the lessor) and the host/principal of the reservation/ booking (here in after called the tenant) for the apartment (here in after called the property).

General: 1. The owner agrees to hand over the apartment at the agreed date in clean and perfect condition to the tenant. The tenant may not rent the apartment or leave it to someone else. The tenant shall not, without the written consent of the lessor, include more people in the apartment, as agreed in this contract.2. The tenant is responsible for all damage to the property or inventory. It is expected that the tenant must replace all damaged items. Devitations from the designed in the information file inventory of apartment are the owner of view: a) for two nights within 8 hours after arrival b) with more days from 3 days to within 24 hours of arrival

3. Extra:Pets are allowed in the apartment by appointment only. One must check with the owner before he or she brings a pet into the apartment. A fee of 7 Euro/day will be charged for the pet´s accomodation.Wood costs: according to consumption (1 box= 5 Euro)

4. Smoking is strictly prohibited in the apartment.The apartment is a non-smoking apartment! Smoking is permitted only on the patio (smoking section). Penetration of smoke into the apartment should be prevented. A violation of this commitment will result in an immediate termination of the lease. In severe violation of the non-smoking policy one must pay for the renovation of the apartment by a specialist company. If the apartment due to renovation works to be rented, the time costs to the tenant and the full amount will be charged. The rental apartment is reted for the duration of the booked time.

5. The minimum stay is 3 consecutive days (2 nights). It can be purchased from 3 p.m. to 6 p.m. or by appointment. On the day of departure the apartment must be completely cleaned and returned to the owner no later than 12 p.m. The total starting rent depends on the number of days and number of people. The price per night is valid including additional costs and include linen package.

6. After receiving the written confirmation, a deposit of 10 % of the total price for the confirmation must be paid within 7 days. On the day of arrival the total costs and a deposit of 100 Euro for the flat must be paid.  Credit cards are not accepted.

7. Withdrawal/ Cancellation/ No Show In case of withdrawal/cancellation or no show, the maturity of the agreed total price of the vacation is yet valid and must be paid. According to the legally recognized percentages, the guest/customer has to pay the following costs, if the apartment can not be hired for this time:

For holiday apartments/ accomodation without board:

- until 49 days before rent: 10 % of the total price  

- until 35 days before rent: 30 % of the total price

- until 21 days before rent: 60 % of the total price

- until 14 days before rent: 90 % of the total price

- later then 14 days before rent: 100 % of the total price.

Because of this law, we expressly point out to take travel insurance!

8. Waste and cleaning The tenant is obliged to separate the waste during the rental time as follows: paper/ organic waste/ glass/ blister/ beverage carton. Batteries and other special waste must not be disposed with the household waste. If the waste is not separated properly, we would like to invoice a service charge of 3 Euro. Then, the waste is disposed of directly without further separation in the recycling stream “Pfenningbach”.

The tenant agrees to hand over the apartment at the agreed time in a cleaned and in perfect condition. If the tenants do not perform the cleaning themselves, or if the tenants cleaned the flat not in a perfect condition ( -> cleaning plan of the apartment) a one-time cleaning fee of 50 Euro will be charged.This service does not replace the tenant´s duty to leave the apartment in an acceptable, easy cleaned condition. For all cleaning the tenant can get cleaning material.

10. If the tenant´s apartment is not returned by 12 p.m. in a clean and satisfactory condition to the owner, he or she must pay a fully daily price for that day from 12 p.m. (depending on season). But, if the apartment is rerented for that day by the owner, the apartment, clean and purified, will be handed over at 12 p.m.

11. If the tenant or other guests, especially children get injured by using file inventory of apartment, or by using the plays and pieces of sports equipment (for example: trampolin, bike, skates …), the owner is not hold liable for and is not liable to pay damages.

12. Final provision There are no verbal agreements.Changes and additions must be wirtten to be valid. This agreement remains valid even if individual provisions are invalid.

13. Arrival/ departure or Check-in/ - out are possible on a daily baisis except Tuesday and Thursday!
